Rental Agreement — Unit 2B

Demo Storage Co.

1. Parties

This Rental Agreement ("Agreement") is entered into between Demo Storage Co. ("Landlord") and the undersigned tenant ("Tenant") for the rental of the storage unit identified above.

2. Term

This agreement commences on the date of signing and continues on a month-to-month basis. Either party may terminate with 30 days written notice.

3. Rent

Monthly rent is due on the 1st day of each calendar month. Tenant authorizes Landlord to automatically charge the payment method on file. A late fee of $25.00 will be applied to accounts more than 10 days past due.

4. Use of Unit

The unit shall be used solely for lawful storage of personal or business property. The following items are strictly prohibited: hazardous materials, flammable substances, perishable goods, living plants or animals, illegal items, and items requiring refrigeration.

5. Access

Tenant will be provided with a personal access code for 24/7 access to the facility. Landlord reserves the right to access the unit with 24 hours notice for inspection, maintenance, or emergency.

6. Insurance

Landlord is not responsible for loss, damage, or theft of stored items. Tenant is strongly encouraged to obtain personal property insurance. Contents are not covered under Landlord's facility insurance.

7. Termination & Lien

Failure to pay rent for 30 or more days may result in the unit being overlocked. After 60 days of non-payment, Landlord reserves the right to auction or dispose of stored items in accordance with applicable provincial lien laws.

8. Governing Law

This Agreement is governed by the laws of the Province of Alberta, Canada.
